EIP’s in-house leasing team represents all the company’s properties, using its market knowledge, expertise and relationships to complete mutually beneficial transactions and maintain high portfolio occupancy levels. The company’s property and construction management groups collaborate with the leasing team in setting various lease terms and ensure space delivery on time and on budget.

EIP works with tenants ranging from small private enterprises to major publicly-traded companies. EIP principals have direct relationships with many space users, which often help to facilitate completion of lease transactions. In addition to offering properties directly for lease, EIP often engages select third-party brokerage firms to ensure the maximum exposure of available space to the marketplace.

PROPERTY MANAGEMENT

EIP currently manages more than 23.1 million square feet of real estate nationwide, including 1.2 million square feet of property on behalf of third-party owners. Our team of highly experienced property management professionals is strategically located to provide responsive service. We are dedicated to tenant satisfaction and consistently employ, including, but not limited to, energy management and conservation, recycling and sustainable landscaping.

Our in-house management capability enables us to maintain and operate our assets to a higher standard, employing industry best practices to maximizing tenant satisfaction and optimize investor returns. Our property management team ensures that tenants are properly serviced, buildings are maintained and operated in accordance with best practices and that stringent financial controls and reporting standards are followed. FACILITIES MANAGEMENT

The EIP Facilities Management Team is a group of highly experienced, dedicated professionals that provide a variety of services that respond to tenant needs and ensure that the physical assets are properly maintained.

EIP maintenance technicians provide day-to-day building oversight, ensuring that buildings and grounds are clean and in good repair and oversee preventative maintenance programs to maximize the efficiency, durability and useful life of all building structures, envelopes, and systems. 

Senior facilities management personnel regularly inspect all properties and perform annual building, site, and physical plant analyses, providing EIP management with the necessary data to proactively design a long-range capital expenditure program. The senior facilities management executives also provide expertise in a variety of areas relating to building maintenance and operations, ranging from review and negotiation of service contracts to evaluation and replacement of major building systems. Facilities services include:

EIP has developed over 4,000,000 square feet of industrial property since its inception and 2,000,000 square feet alone in the past 36 months. EIP’s construction management services integrate architectural, engineering, and construction to provide a seamless process that results in quality, functional design, and favorable pricing, as well as execution on schedule and on budget. Our long history with local contractors enables us to obtain favorable pricing and timelines. The scope of our activities includes:
